My wife and I started investing in 2004. We orginally bought 28 multi units heavily leveraged that still don't make us any money. We have since added 95 single family homes to our portfolio. We had our first child last July. We are both very grateful for everything we have in our life.

Experience

Like many of you, I have trusted way too many people, paid too much for properties, and I have more tenant stories than I care to share.

My wife and I buy packages of properties and are patiently waiting for this market to turn.

Real Estate Goals

Are main goal for 2011 is to run the portfolio at 15% loss for vacancy, slow pays, and repairs. (03/1/2011 - Currently at 17%)

We will also add another 50 units this year to the portfolio.

I currently have several properties for sale....all cash flowing. Also, I have some new construction homes for sale as well. appraised at 950K, sell for 800K or full price with owner financing. Appraised at 660K, sell for 560K or full price with owner financing. Appraised at 150K, sell for 124K or full price with owner financing. Many smaller units as well. 	Hi Dan: I live in St. Louis and focus mainly on the St. Louis Market. At this time I am not looking at any other deals in midwest. Right now my interests are limited to St. Louis.
