Originally from Detroit, Dave brought his street smart ways to Los Angeles in 1983. From 1986 to 2009, Dave was in the residential home improvement business. In 1995 Dave formed his company, in the San Fernando Valley. With just $25,000 in capital, Dave started out of his house.
In one short year, his company grossed over $1,000,000. In the second year, Dave moved into an office and grossed over $3,000,000. The next step was setting up a manufacturing facility in Van Nuys, CA that shortly after grossed over $6,000,000 a year and had 90 employees. In 2004, Dave moved operations to a 25,000 sq. ft. facility that specialized in kitchen remodeling, refacing, patio covers, window replacement, texture coating and additions. Due to Dave’s aggressive sales and marketing expertise, his company was grossing around $20,000,000 per year with a staff of over 250 people. The company became the largest home improvement company in California. They were the 28th largest company in the country (Qualified Remodeler Magazine).
However, then the bubble burst. Due to the severe economic downturn in 2008, the company failed and had to close its doors in January, 2009. Dave, however, is a survivor and has done many entrepreneurial things throughout his life since he was 13. He has the unique ability and savvy to make something from nothing and take it to a successful conclusion. He has been a top promoter and producer of live concert events in the Midwest. He has fixed up and renovated many homes. Due to his vast experience in the home improvement business, Dave has the best crews and trades available to him to do necessary repairs or upgrades quickly. Additionally, he has extensive knowledge of the real estate market in the San Fernando Valley and Los Angeles/Ventura county areas where he currently lives and for over 15 years has a wealth of experience of rehabbing homes due to his vast experience in the home improvement business. Dave is putting his entrepreneurial skills towards real estate. Dave has been an entrepreneur his whole life.
The DA Difference
Dave has sought out only the most potentially profitable and risk free homes available. Although nothing is completely risk free your investment is secured by devalued/undervalued real estate that will only appreciate. Dave and his people are very aggressive in finding the right foreclosures and short sales. Foreclosures are plentiful, however finding good investments is very tedious work. We have found that by finding people who are in trouble with their mortgage is one way to go before they hit the MLS or real estate agents/investors has them. We have the resources for finding these people. We contact them and try to make a deal to buy their homes directly and do a short sale. We also have bank connections and are able to find distressed properties that way. We have many more unique ways of seeking out properties. The return on investment on flipping/rehabbing homes is 1-20%, and buying and have rental income is between 20-60%. The hold properties long term is usually between 4-8 years. The key to finding profitable properties is being aggressive, assertive and staying on top of what is out there and coming available. Most real estate people sit at a computer and hope something comes their way. Passivity doesn't bring profitability. The bottom line is that I find the gems that are out there. We handle everything from start to finish, like having only the best crews to rehab properties,opening and closing escrow etc. We find them and we then need each property funded.
