"don't confuse me with the facts; i've all ready made up my mind." (9 months ago)currently a small business owner of nearly ten years, transitioning into becoming a real estate investor. live in rural virginia, carroll county, with my most wonderful fiance, tammy. looking to network/learn/utilize creative investing techniques. since i live in a rural part of virginia, my focus is on this immediate area, often consisting of farms, houses with acreage, and several seemingly abandoned properties. ultimate goal is to enjoy the whole real estate investing adventure! always use the philosophy of everyone wins in each and every transaction, otherwise why bother, right? am working on creating my team of professionals to include rehabbers, legal professionals, hard/soft money lenders, real estate agents/realtors, other wholesalers and other buy-and-hold pros. my hat goes off to all the leaders at the best real estate investment association in the world: treia (triangle real estate investment association, raleigh, nc)--i travel at least once a month or more (including workshops) of over 3 hours drive time one way to meet with this fabulous group. the best advice i can offer any newbie, or experienced r e person is to get involved in the reia near you! best of success and fortunes to all! also, am beginning to see that this site is very well conceived and offers some great knowledge and sharing with others--thanks to all those that keep it on the UP and UP! i invite anyone here to contact me to network, and share information and education at any time. keith "sage" ottman (feel free to call me by my nickname: sage)
we purchased a 4-unit victorian years ago via owner financing. did some positive rehabbing/improving of property. challenging keeeping units occupied, partly because market was changing at that time in that "renters" could suddenly become "owners" even if they couldn't qualify for conventional loans. we were fortunate to sell after a year or so.
mixed bag: these days, seems you have to be fairly well prepared to work whatever deal is at hand. focused on financial freedom by owning several properties and then upgrading to better properties as the learning curve improves.
buy and hold, wholesale, mobiles, land, farms, duplexes, 4-units, possibly commercial, partners, networking with others, building my power team of other professionals to include a real estate attorney, tax professional, rehabbers, wholesalers, experienced landlords.
