We represent a private investment firm which makes asset-based loans on non-owner occupied residential properties and all types of commercial properties. We understand the unique needs of developers, contractors and investors, and have developed the flexibility and creativity needed to suit the specific requirements of our clients.
We can provide financing for up to 100% of purchase price plus repair costs, with typical LTVs of 65-75% of ARV. We offer both short-term acquisition loans and longer-term financing programs.
Interest rates, points and equity participations are variable and are based on the specific transaction. We prefer terms of 12 months or less, but will consider longer terms on a case-by-case basis. Payments are interest only, and there are no prepayment penalties. Closings are typically 7-14 days, and we can fund more quickly if dictated by extraordinary circumstances.
