I 'm new to real estate investing and I'm retired from the Human Service area where I use to be Resident Manager of a crisis house and apartment for young single women with children. I work in that area more than 25 years but not at the same facility. I'm single and working alone in this business I have experience in rehabbing and have hire contractors, handymen many times to do the work because us to take care of properties that belong to myself and family for over 12 years. Now I'm ready to make it in real estate investing because I feel if you don't have a burning desire for something you die. Although I'm have done some rehabbing on single family houses I don't have that first deal under my belt yet but I'm working on it
everyday I like wholesaling and tried my hand at but it fell through because of a lot reason but it was one of those HUD foreclosure deals that I was not quite educated to the rules, plus my end buyer loan would not go through, and my transitional funding person mislead me all the way around. but that don't deter me from wholesaling. In live in the Savannah Georgia area but I plan to relocate soon and move some place where there are others my age doing thing of interest and starting new careers or just pursuing a hobby they have enjoyed for years. I simply love real estate investing and I have been studying it for a long time I put a lot of money into learning this business of which was some of which wasn't worth paper it written on. I plan to be able to have a quality of life and life style I've always wanted all of my life. This is not an easy business I have found especially if you are a women but no matter what I intend to keep trying until I brake those obstacle that bind me. I started studying real estate investing again back in 2006, but before always getting a rip off con artist, Then in 2006 I was working more than 16 hours a day and didn't give it my full attention because there were different distraction that just kept getting in the way. I had been working with m y family properties for 12 years and I been told that rehabbing Is risky and hard but I don't really see it that way true you get some bad worker at time but for the most part I've gotten men that all I need do is tell them what I want and leave them to do the job. I would keep close contact with the job site But since they wanted to get paid they did the job and came of the house that way they couldn't waste my time trying to convince me that they have been working. because they wanted to get paid they did the job and was out of there
those that get out in timely manner I did used again. I done wrap around mortgages on a couple of occasion but the neitch business is wholesale until I've gotten it down to a science.
My goal is to flip my first house because its not like I don't know how to I do it. I can actually do all of it all on my computer, phone and fax.. I want to acquire mostly multifamily housing an apartment that will house 36-40 people because I have plan for the senior community the low income seniors.
Currently Seeking residential and commercial hard money lenders who will loan based on the deal not by my credit score or some one who will look at the whole credit picture and see that my credit has always been excellent until I lost my job back in 12/2010 Since that time I've been finding the deals but didn't have the private or hard money lender to go .
