In my own words...
I would say that my biggest weakness is networking. I hate asking for help and like to think I can figure stuff out for myself, depite that being the furthest thing from the truth. The problem is compounded by the impression I get that most people feel intimidated to approach me, perhaps due to my height or overall demeanor.
So I find I'm usually the one that has to initiate conversation and break the ice. Don't get me wrong, I love interacting with people I know well and have a good relationship with. It's with people I don't know that I tend to act like a complete moron.
I have discovered a new conversational tool that has been working pretty well so far: 'If you're not busy let's get something to drink' has changed my image from the shy guy hanging around in the back to 'Big Will'.
Real Estate Experience
I had a horrible start as I invested in very low end properties because I thought the cash flow could not be beat. After losing money, I realized that real estate is not just about the land and property, it's about people as well. Tenants, contractors, brokers, accountants, agents and attorneys all need to be dealt with to be successful in real estate. If you think about it, life in general is all about how you deal with the relationships you form with others.
Real Estate Goals
Currently I find blue collar homes, 15 to 25 years old, to be the best investment for a newbie like myself because they cash flow and can be purchased low enough to gain significant unrealized equity. I would like to purchase enough homes to make the transition into commercial multifamily.
