moving to full time investor

My goal is to set up a network of investors using my website to sell wholesale properties fast to other investors in virginia.
At present, I have my wholesale properties , properties that have been rehab ,on the same site with my retail properties,properties ready for retail or mls.
It it is my goal to setup another site for property manager and landlord to buy my retail from my investors.

Properties for myself
anything with estimate ARV vaule under 130k
do not want to pay more than 60%of ARV including my acquisition cost,rehab, and purchase price which includes all wholesale fees. No war zones. No Two bed rooms unless it can be converted into at least 3 bedroom
.I do not want to be in for really more than 62k to make it ready for a renter to move in so most of my buys are price 30-57K. I do double closing for my properties only with my attorney
