My wife and I are just getting started investing in real estate. We took Rich Dad's seminar on Real Estate investing. We are currently looking for mobile home deals, and motivated sellers in our area. We have a lot to learn.

Experience

I used to be a builder of modular homes in Milton Wisconsin. We never used any creative financing and built about 3 - 7 houses per year. Prior to that I worked for Jacob Homes in the modular/ mobile home market (retail dealer) in Janesville as Sales Manager for 6 years. We used Green Tree Financial/ Conseco mainly along with several other specialty and standard banks to get our deals done. At Jacob Homes I oversaw or directly managed about 40 - 50 home transactions per year. I have helped a friend of mine acquire rental properties and start his property management company for the past few years and now with his help we are looking to build our own business.

Real Estate Goals

We are looking to attain properties (mobile home rentals or conventional lower end homes) that we can successfully rent out for a modest cash flow and decent equity position. We're from Janesville WI where they recently closed the GM plant so expect there are some opportunities.

Currently Seeking

There are things I have no experience in that I need help in:
1. Going out and actually finding deals and making them work. (Deals have always come with me)
2. Creative financing opportunities such as access to note buyers, hard money lenders, and etc.
3. Access to the MLS or some software like the kind that Rich Dad Education offers. That looked really useful.
4. Friends who can offer me any advice.
I was told about this website by my friend Rich who is also a real estate investor/ property manager.
