I have been involved in real estate investing for the past 3 years. My partner and I have bought several homes, but found more of our interest in being "connectors" to investors and sellers.
Ironically enough, we have focused in recent months, specifically on Bulk REO. I am a buyers mandate for 2 investors with unlimited capital who have a comfort level of 10-100mil purchases.
I also have 2 specific contacts I have developed on the sell side. I am looking for other legitimate sources for my buyers.
I'm proud to admit that I'm an intermediary. I don't feel it is anything I should apoligize for. My investors are in negotiation with my first 2 deals at present.
My sources on the "sell" side are strong. At present, we are working with a gentleman who is direct to a hedge fund and is getting my investors an average LTV of 35%.
Investors, feel free to contact me to work directly with true sellers. Sellers, contact me if you can provide documentation of closed deals you have been a part of. (my investors request)...

In all fairness, closing one Bulk REO deal of the size were looking at would be a windfall for me. However, I plan on having 3-5 closed deals this year. (2 in negotiations right now)
I am a relational guy. I like working with people I trust. However, in this market, it seems everyone is very "untrusting"...
I am excited and feel privileged to have the contacts I have developed this early on...and am open to suggestions on how to do this better. I want to be a connector of buyers and sellers to the best of my ability.
