My expertise is in structuring these types of transactions to maximize profit, while minimizing exposure. We are at the forefront of New York real estate and are no stranger to more exotic transactions involving flips, "subject to", assignment/contract vendee, double close & land trust transactions.
I also engage in loss mitigation including short sales and loan modifications. We had a similar situation in the late 90s when there was no such thing as a "Short Sale Specialist Certification". We negotiated short sales then and we saw this coming in 2006.
My partner has been actively engaged in foreclosure defense, representing distressed home owners in court. We examine the loan file as well as the assignment chain for any defects. Securitization audits have become our weapon of choice in the battle against the banks and have greatly increased our success rate in securing a favorable outcome.
