My name is Marlene Wagner and I live in Woodland Hills, California. I have been a resident of Woodland Hills for 38 years. I have been a licensed Real Estate Broker since 1975 and for the past 33 years worked as a mortgage broker and owned my own company.
Since the mortgage industry has changed so dramatically the last few years I have since redirected my self and now work with the real estate investors. I locate the type of real estate they look for and if it's a listed property I represent them as their broker. If the property is unlisted they then agree to pay me the commission.
There has been a great deal of trial and error in redirecting myself but I've enjoyed the journey. Now that I seem to have that worked out I hope before to long I will become one of them and or start partnering with my clients.
I have been a licensed broker in California since 1975. I have always been in the industry in some form or another. I started as a Realtor and when the mortgage industry was born switched to mortgages, opened my own office and did that for 33 years.
Prior to the mortgage business I bought and sold a half dozen properties, fixed them held them for a period of time than sold them. I lived in each of them.
I currently own my own home, I have a 2nd home in Bismarck ND and I have land in Florida
My current real estate goals are to work with the investors and keep an on going inventory of properties they are interested in.
I am very interested in high end properties and the investors that want high end. My goal at some point is work exclusively with high end and possibly partner with builders and developers. I am very interested in possible partnering with a builder of my Florida land.
I am also hoping to find a newer and larger home during this distressed period to live in, sell my current home and carry the paper. Eventually I plan to buy and hold apartment buildings.
I am currently seeing investors in California or investors that want to buy California property. I look for distressed properties and have an on going inventory of 1-4 units in every price range.
I plan to add commercial and retail centers to the list very soon.
So I am seeking both investors and properties that are distressed either physically or financially.
