Presently, to be honest, out of work!! I've been in construction for 35 years from a laborer in the early career, to a carpenter, to various supervisory positions. The latest as a Project Superintendent for GC's on hi-rise condominiums. You see now why I'm out of work!!
Through the years though, I owned a steel fabricating and erection company for 12 years, a pool screen enclosure company w/ 2 partners for a total of 4 years. And have invested in a 3-4 SFH properties and made a few dollars- nothing to write home about though.
While I'm sitting at home sending out my resume across the USA, with no responses except 2-3 phone interviews and a promise I'll be hired when work picks up, I decided to try my hand in real estate again!!
I placed some ads on some free ad web sites and had one response that I've actually had a Mortgage Banker qualify, showed the client about 20 houses with the assistants of a Realtor, and finally have made an offer on a short sale property. We're completed the short sale package and now waiting for a response back from the bank.
While I have been involved with this client on a "property facilitator service fee", I've been trying to attract a private investor to partner with me to acquire a distressed house, make cosmetic repairs, and either flip or hold & rent for a while.
Another area I have been researching is the bulk REO packages. But, as I'm discovering the in's & out's, all I see are a lot of players and tier levels you have to deal with to connect an end buyer to the actual REO properties!!!! Something like this!!--my end buyer-my company-my real estate agent- his resource- a reseller- then maybe the bank??? I'm not sure if that even includes all the players and tier levels!!
Anywho, I'm doing a lot of networking hoping to find an INDIVIDUAL, INDEPENDENT INVESTOR to partner with and take advantage of some of the distressed properties on the market today. That’s my real objective. I believe I have valuable resources such as sweat, able to due all the necessary due diligence, either self perform the cosmetic repairs or know how to find & contract the repairs, and market the completed house for either flipping, lease/option, or rent & hold. Hopefully, with my networking, I’ll find that investor and make us some nice profits!!
Years ago I purchased 3-4 properties. On one I made cosmetic type repairs to add curb appeal the sold it after about 60 days from closing. Another, was a Townhouse I had bought and rented it out for 3 yesrs and the sold it. I purchased two acres of land under powerlines, kept for 3 years and sold it to a nurseary business. I bought (2) 1/2 acre lots and held them for about 7 years and sold them. I made a few dollars on each property.
My present short term goal is to build my cash flow in order to purchase SFH properties, rehab, and rent for several years to gain from the monthly positive cash flow and the appreciation over time. My bigger goal is of course to become financially indepentent. I hope to achieve this goal within a 5 years time line.
To attract an investor to partner with me as an investing partner while I would be the "active" partner providing the sweat, due diligence, completion of rehab, and marketing & management of property afterwards to rent over a set period of time, then sell.
