Husband and father of 4, I've taken on real estate investing full-time.

New investor, looking to gain some capital by first wholesaling deals. Primary niche is single family homes and then branching out to other vehicles of real estate investing--such as apartments/multi-units, land, and commercial units.

Update: 1/9/2010 - Have closed a handful of wholesale deals...highest priced home was $275K...with $15k assignment fee. Please send me some deals that you may have. And I will also post deals here. Thanks and have a Blessed Day.

Experience

I've been out in "field" for about 3 months trying to set up potential deals with FSBO's to no avail. But by not giving up I have finally placed a property under contract as of yesterday (Mar. 24, '08). Looking to wholesale the deal, so now my next step is to market this deal and make contact with several buyers that I've met thus far. Also, have another "offer to purchase" kinda lined up involving a foreclosure--but have to get around this "proof of funds" thing that's requested by the listing agent...may have to set up a double closing I'm guessing.

Real Estate Goals

To line up and close several more wholesale deals to get my feet wet and get some income flowing into my household...

Then I'd like to be able to purchase some investment properties without having the dire "need" of another investor's money--so that I can buy-n-hold a few properties.
I'd eventually move into purchasing vacant land as well as mult-units/apartments and commercial units.
