We are about to buy a new (larger) home soon & would like to rent-out our current house. My wife, 2 kids (plus one on the way) have out-grown our current house and this seems like an ideal time to experiment with renting. I do not mean that lightly, and my wife (stay-at-home mom) and I are up to the challenge and we are trying to learn as much as we can.
I hope to gain a better understanding of real estate fundamentals like purchase contracts, financing options, landlord/ tenant rights, and deal analysis amongst other things.

What I really need are fundamental skills and knowledge.
I would like to rent-out my current SFR for the next 3-5 years and then sell. But, if my rental business is going well then I will stay the course and add 1-3 more rentals during that time period.
I would like to flip a house but cannot set a goal at this point.
