Began buying SFR with loans, then graduated to subject-to and other creative methods. Have spent a lot of money on education, bootcamps and courses and don't regret that at all. Have completed many full rehabs, including much of the physical labor, which I also enjoy. While I have also invested in some commercial, my most significant experience and skill is in buying pretty houses subject-to and then selling by way of lease with an option.
I have embarked upon private capital brokerage to raise funds for my projects and for others (residential and commercial).
I intend to purchase more mid-range homes subject-to (or through other creative methods) and to sell them by lease with an option to buy (or land contract).
So overall, I intend to connect "capital", both human and financial to selective real estate projects that have well above average return and well below average risk profiles.
Private lenders that want their capital invested in secure assets through an individual with extensive experience in lending, investing and business ownership.
I'm also seeking to share knowledge with other like minded professionals, who also believe that integrity is the most important human quality, so that we can all benefit and move toward our respective goals.
