 "Agents in today’s market need relevant information".  This is being written to address an often asked question "how can I find Investors to work with”?  

 

#1 Way to find Real Estate Investors who are interested in buying houses from you is....  

 

 Get an account at foreclosureradar.com and find recent cash sales under for 100k.  This list should be pretty large if you cover a 1 week time-frame. You are looking for 3rd party sales under 100k in the last week for all counties close to you (that you want to resell in).  

 If you are an agent looking to find investors to work with and represent this is a perfect way to find them.  They just bought a house and will hopefully have their crews working on Demo and Rehab.  You will find the owner through the crew.  Speak to them and tell them you are interested in buying the house.  They will pass your number on.

 Sometimes you find the person you are talking to was actually the owner and doing their own rehab.  This is a perfect opportunity as it's all about building rapport.  This is your chance to talk to them about their buying preferences etc (insert lead sheet here).  Ask them what they saw in the current house to make them want to purchase it (another way to build rapport).  

 

It becomes a numbers game as most of the time you will only be handing your business card off to the crew members.  However in this case the juice is worth the squeeze.  One investor can mean quick listings and fast profits for everyone.  Instant profits are everywhere once you have someone wanting to work with you!

 

Q.  "Why don’t all agents work with Real Estate Investors"?

A.  "Actually it’s the Investors who call the shots here.  Most of the time agents are dying to work with investors".

However investors create trusted, long- term relationships that are highly coveted.

 

Think about it for a second.  Isn’t a long term relationship worth more to you then a single transaction?  Yeah I guess the size of the transaction is a factor!  Still though long term the relationships you form with the rehab investors will pay for themselves tenfold.  All it takes is getting up and going to the computer. Print the list and grab your business cards.  Get in the car and take control of your business.  Hit 50 houses and tell me it doesn’t work.  I dare you.

  1. This is so true. I call the shots. Seems I am doing all the work. Negotiating the lease/purchase, negotiating. Brokers had it so easy in the good times. Many don't know how to structure deals out of the norm.
