Caught the Bug; Negotiation is Exhilarating!

I had an my first appointment with a seller last week and here is my account of it.

Ok I have to admit I had nervous excited energy! I've been talking to potentials but did nothing with them. I had a previous coach that we would call the potentials work on comps and that's it! Now it was time for action...! My appointment was at 530pm and close to 2pm I just had to send a text to David to talk about my appointment. LOL!! He really put me at ease, Antoine was coming with me but I wanted to stand with confidence with what I was doing. The owner lived next door and met us once we drove up. Property Info: 

3 bedroom, 1.5 bath, garage, approx 1300 sq feet.
Owner wants $150,000 thinks its worth $226,000
Tenant pays $750/mo has been a tenant for over 20 yrs
Mortgage is paid off.

The house was in alright condition, the tenant is a hoarder (just like on TV)...

Mr. T (the owner) would not budge on the price, says he is an investor himself. He wants to set his wife up for he is very sick and does not expect to live in the next couple of years (so very sad)...We tried all type of options .... some now, some later... he wasn't having it. We asked what would be his best cash amount he stayed at $150,000. We had to get David on the phone... David came in with his cape and kept at Mr. T; got him to come up with a lump amount needed $75K... but he would not wait 1 yr for the other $75K... He wanted it within 90 days. It was really incredible.... so stubborn!

He did not want to draw up a contract today no matter what we said... we disconnected with David and the 3 of us walked outside. He wanted to keep on talking I thought alright mister it's freezing outside! It's like 5 degrees! he went on to say how he has $400,000 in bonds/funds and what nots. I said well Mr T it seems to me your not really hurting for the money... why don't we draw up a contract for the $75K and you can receive the rest over a period of time. We can help your wife by receiving money in payments. He finally said OK you write all that up and send it me...! LOL!!

That was fun! I don't know if the property is worth all this hassle. The area it is located is in New Albany and it is a prominent area. Les Wexner has been building up the area and Mr. T believes he will make more money. He may but he may not.

what's the next move? either send him a contract so his attorney can check it out OR wait a month and follow up and bet he hasn't sold it... If it doesn't make money it doesn't make sense and I'm thinking that it where this is...
