An Apple Sweet Deal That I Didn't Close
You know you shouldn't get too attached to any real estate deal, but some properties for some reasons you really want to close because you know it is not just a good deal but a Great Real Estate Deal. This is one of those Great Deals. Lets just call it The Apple Turnover Deal. Take a look at these beautiful pics below

you start to get a closer look at what really was really going on in this scenario.
Here is the front door entrance, note the plastic containers on the floor ??????? We never found out what was up with that, we suspect to catch the rain water from the ceiling. And yes those are actually twigs and branches you see in the corner of the living room .... again ?????
This is the kitchen view. Nice huh? When I pulled the sales comps on this property, the sales comps were coming in at approx. $150 - $155,000. Do you know how much I was able to scoop this one up for? $28,000 hard to believe, but what's even harder to believe is the fact that the investor I was working with at the time didn't believe my comps and he thought the rehab would not allow any profit. I was getting $3,000 for wholesaling plus fees for helping with the cleanup. Needless to say the investor could not or would not come up with the funds and I lost this deal. Of course, I no longer work with that investor.

That roof is almost like having a retractable roof, you know the kind you see on the lifestyles of the Rich and Famous. HA!
The crazy thing about this property is that the owner was actually living in this property before the hospital (Seriously, the mental hospital), had to come and get him out of the property. If I remember correctly, some neighbors called code enforcement and they took over from there. I have never seen a property in worse condition. This one gets my Top Award. Too bad I couldn't close on this baby, it would have made a great home for someone and it was a pretty good payday.
Okay, well the pictures go on and on, you just wouldn't believe the extent of repairs needed. However, this is what my investment group looks for problem properties and distressed real estate. If you come across one of these properties and don't know what to do with it call me I know exactly what to do and how to get paid from a property like this.
