5 Mistakes to Avoid When Selling a Home

You have probably been given plenty of advice regarding things you should do when selling a home, but has anyone filled you in on mistakes to avoid? If your goal is to sell as quickly as possible, and for a good price, there are a few things you want to avoid doing.

1. Neglecting Curb Appeal

You probably barely notice the paint chipping off the window shutters and the weeds sprouting through cracks in a driveway that should have been sealed long ago, but other people will. Curb appeal is important. Potential buyers start judging your property the second they arrive.

2. Not Tidying Up

Buyers don't want to see an overly staged home that is completely unrealistic, but they also don't want to walk into a dirty or cluttered environment. An unkempt home is distracting, and you don't want them focusing on anything other than the generous counter space and natural light pouring through the windows.

3. Not Addressing Odors

When you smell an odor every day it starts to become normal. So, although you don't smell the cat's litter box or cigarettes, someone else certainly will. If you are not sure if your home smells like anything ask a friend or neighbor to walk through your home and offer an objective opinion.

4. Overpricing

One of the most common mistakes made when it comes to selling a home is overpricing. If you are like countless others, you think pricing higher will give you more room for negotiations. This sounds logical, but it does not always help when selling a home. The first two weeks your home is on the market it is fresh and exciting; after that, it becomes stale. Reducing your price at this point can send the message that you are desperate.

5. Poor Listing Photos

Listings with photos naturally attract a lot more attention than those without. However, if your photos are not up to par, they may actually steer someone away who would have been really interested in what your home has to offer. Make sure the photos you select and use are well lit and not blurry. Avoid showing any clutter or messes, and be careful not to show license plate numbers and expensive art and electronics.

Selling your home is a big deal. If you get things right from the start the process will go a lot smoother and faster. Not to mention, you won't have to deal with as much stress. Avoid making these mistakes to ensure a great experience.
