Catch 22 Financing

Are commercial deals with no money out of pocket financing doable?  I am going to research this question over the next week and share my discoveries as I try to find a commercial deal with no out of pocket money. 

I am going to try to share step by step what I am doing and hopefully get some advice from some of the experts here in BP forums to add to this post.  So check back frequently as I try to put together a deal with no money and without using my credit.  Let's see if I can do what some say can't be done!

    I have already posed one question in the forum http://www.biggerpockets.com/forums/50/topics/41667-creative-financing-would-you-do-this- ... so far no response. So we know that Investors may be shy when it comes to up front deposits of cash with an iffy guarantee of double returns. What to try next? I'm open to suggestion,

    Thank you Ted! I have already got an offer for help with putting this together. Next stop... contractor shop. I found a building with 9 -1 bedroom 1 bath units in it. It has a 9 car garage in it and room for a laundry facility. Completely gutted. The asking price is 38,900. It has been listed for a while. It actually went off the market, someone bought it, then went and put in new windows and a few spruces here and there, now it's back on.

    That could mean they found something major wrong... We'll see.
