Goals are a very important part of any successful person's life. They keep us focused by giving us direction and they help to hold us accountable when they are recorded somewhere for you or other people to see them.

So I introduce the Official Goal Setting Thread. I think it would be a good idea to start one of these each month for everyone to share their goals as real estate investors.

*Mods, if you feel that this is clutter feel free to lock it or whatever.

So below I will start.

Monthly Goals:

-Complete my first deal.
-Build my local investors buyers list to 25.
-Contact 15 Private Lender leads.
-Have my website up and running.
-Go to 20 open houses
-Have preforeclosure direct marketing campaign smoothly operateing on a weekly basis.
-Door-Knock at least 3 houses (I'm having trouble working up the courage to do this...but I will overcome it this month)

I will most likely update this more soon. But for now that's all I can think of.

I'm looking forward to what other more experienced investors set for goals.

I'll give it a go! I'd like to add at least 1,000 to 2,000 new members to BiggerPockets this month, and I hope to launch several new features to the site. (NOTE - We're launching a new messaging system and many Dashboard improvements this evening, so I guess I'm on my way!)

BTW - You can all help me reach my goal of new members - just invite your friends, colleagues, family, and associates, and we'll be well on our way! Don't keep BP to yourself! Share us . . . .

What a great thread idea!

My goal: to form an LLC with friends who want to partner with my in real estate investing and have an attorney draw up an operating agreement with us.

Once we have some skin in the game through these small upfront investments, we'll be motivated to go out and find a property to get our money back!

*Close on a house in Adelanto & have it rented

*Re-read Think & Grow Rich

*Increase my income to afford a Touareg TDI =]

I am curious Mike. Are you doing a value play on that apartment?

It's cold. It's snowing. The roads are miserable.

I'm trying to stay home and keep warm, and the darn tenants keep calling me out.

In that case, yes, just about every property I buy is a value play.

Finish rehab on 2nd unit in my 2 family.
Rent 2nd floor of my 3 family.
Loose additional 3 lbs. (lost 17 lbs since Nov.1)
Convince bank to partially finance my facade renovation on my brick building.

My goals:

1. The most important goal for me at the moment is to sell my first Flip. My monthly goal for this is to help with the marketing strategy with my realtor. I'll be doing this by passing out flyers through out the neighborhood, church's and around local business'.
2. Finalize the deal on my first wholesale.
3. Come up with an appropriate business name that I'm trying to build.
4. Build up my buyers list with more investors and mainly homebuyers.
5. Find a private investor in my area.
6. Lock in my next property.
7. Finish reading Rich Dad, Poor Dad.

I know it's almost the middle of Feb now, but I've been thinking about this and wanted to do something helpful, but realistic.

So for me, it's to attend a local REIA meeting and ask experienced people about the local rental market. I have a lot of questions about the area itself. How much are rents around here? Vacancies/turnover rates? I'd like to see if/how people are still able to make properties cash flow around here, even though things are still expensive.
