financing for apt. buildings

I am looking for financing for multi unit apartment buildings in Central Maine. I have offers on 2 right now. My FICO is in the low 800s, and my net worth is approx. 1 Million. I qualify for bank financing, but frankly I dont' like the lack of caps nor the 5 year adjustment period. I'll pay a bit more interest to secure a 30 year, fixed loan. I'm a fast reply, so please let me know what you'd need to consider starting a dialogue. Thanks much.
