bought first single family at a "slight" discount to retail in Feb 09, knew I could do better, and used that as my "top point," looking for lower purchase prices and more income. Bought two more SFRs, both cheaper and more income, then moved onto multi units becuase I fell in love with the idea of cash flow now PLUS appreciation later vs. just the appreciation inherent with SFRs.
To be financially free. Specifically to own approx. 40 units with a "per door per month" cash flow of $75-$100, not including my "8% mgmt. fee". I want to operate the business in such a way that minimizes the unexpected, and maximizes the fun and have tenants that enjoy their living arrangements as much as possible.
