I just incorporated. I want to flip houses until I have enough money to move on to commercial/land development. Where do I start to start gaining capital myself. I am trying to get myself into a new job course...

You have to surround yourself with the environment you want to influence you. Get yourself around capital minded peeps as much as you can. Get yourself surrounded by positive minded peeps.

You gain capital at a level you believe you are able to. Your reality of cash flow is self determined by yourself at all times.

Tell us more about your background.

If you flip deals before you have to take title then lack of cash is not such a big issue. If you want to take title and then later resell then you need more resources. How is your credit?

What have you been reading when it comes to how to flip?

Depending on your comfort level, I would either start off birddogging if you are very risk averse, bird doggin is a great way to earn while you learn real estate investing. If you are more comfortable with risk " percieved risk" then try wholesaling, wholesaling is almost exactly like birddogging except in wholesaling you control the home, in birddoggin you control the lead.

Birddogging pays $500-$1000 most of the time

Wholesaling pays $5000-$20,000 I have done alot of wholesale deals and there really is no more risk that bird dogging if you do your paper work correctly.

If you do not mind, could you tell us more about your birddog experience? For most transactions how far did you pursue a deal before selling the lead to an investor? What info did most investors want?

As a birddog most people are too new to negotiate great deals so I would not expect that people starting as a birddog are going to get the deals under contract. As an investor I would not want to clean up badly negotiated deals. Paying a few hundred for solid leads that are not locked in is different.

Can you lay out more specifics of your plan? A lot of people say they are going to flip houses but you need a plan. Give us a start of a plan and we can help modify or suggest how to work it. What do you plan on using the capital for? That'll determine how to raise it or use someone elses money. How do you plan to find the houses? Do you plan on rehabbing or selling to other investors? Do you have the contacts or at least know which people you'll use for insurance, title, etc.? Do you have the knowledge base to jump in right now?

I may be slow at responding at times since I stay busy but start with the above info and I will get back here at some point and help. I'm sure the other experienced ones on here can help you too.

Hey everyone, sorry I havent been around. I have been trying to get my beans in line. I have basically started an entity to start flipping houses using the resources that I have right now, except I don't have alot of capital (in fact, there is none) I was supposed to have it but an investor backed out at the last minute for some unknown reason.

A group of friends and I have compiled a business plan that is short, sweet and to the point.

If anyone is interested in looking at the business plan, you are more than welcome to ask me for a coply and we can go from there.

We have the experience as some of these individuals were realtors, insurance brokers and a lawyer who just have come together to start this company and make it grow. Lots of ideas and uniqueness come with this territory

I started as a foreclosure consultant. Basically, you call the lenders of people who are behind in payments, and see if you can work something out with them to adjust the loan to help the homeowner. I have my own contracts, and run ads for it.

The small business guy (such as me) has hardly no overhead, so I can charge much lower than most big companies. $250 an hour isnt bad by anyones standards, so you might want to look into it. Its VERY quick cash. I make everyone pay through paypal, so as soon as the contracts are signed, Im paid. I charge $250 upfront, and $250 once the lender and I reach an agreement. If not, the last $250 doesnt need to be paid.

Actually, if you are interested, pm me. Im not giving away the farm for free, but Id hook you up if you were really interested. I wouldnt do it california though.

To everyone who wants a copy of the business plan.

Unless you have posted 10 times you can not read PM messages or send them (other than to moderators). Either put your email signature in your signature or assume you will just have to wait until you reach 10 posts. You can reach 10 posts if you read various threads and then contribute when you have something useful to say. Hence it is not that hard if you put a bit of time in.

As an experienced RE investor I am open to reading plans and providing feedback. Just contact me (multiple ways at the bottom).
