How do i get started????

Question

Hey everyone, i've read pretty much every article i could find about bird dogging. I just want to know exactly what information you are responsible for retrieving? and where exactly do you get started? If anyone could help me out that would be great!

To answer the question directly:

You need to ask the active investors that you will be sending properties to what info they would like to get from you.  Being that you are the birddog, you are only letting them know about properties and won't need to find out too much about a property.  Usually the simple things like: address, asking price, number of beds and baths, house size,  etc.  The big thing investors want to know is what the situation is.  Why are the people selling?  or What makes it a deal?

You get started by finding active investors in your farm area (area you want to invest in).  You can start by driving those areas and looking for houses that are being remodeled.  Ask the workers if the owner is an investor and if you can leave a card for him/her.

There is quite a bit of things you need to know about bird dogging and it is one of those things that you learn along the road.  Since you are just starting out, one thing I would really recommend you do is look for a mentor or someone that is local to your area and ask them to teach you the fundamentals of bird dogging.

Chances are if you approach someone and ask them this, they will be more than happy to help you out.  The reason being is because if they teach you everything there is to know about bird dogging, they can get you to look for prime real estate on their behalf.  So by them teaching you the in's and out's, they will be rewarded by saving time on finding great investements.

Learn your local real estate market.  Know what is a good deal and talk to investors looking to buy.  Find out what they are looking for and then find it.

To ensure that you are not wasting your time or the rehabber's time you need to do the same "due diligence" as the rehabber.  Understand rehab costs, Days on Market, ARV, and how HML financing works so you can know if the "deal" you are looking as really IS a deal.  Go to your local REI Clubs and ask rehabbers what they are looking for.  After all they are your market.

What I would do is move as quickly as possible into Wholesaling.

Here is where you earn big time while you learn.

The difference between the Bdog and wholesaler is that you need to learn how to analyze a property to see if it is something appealing to an investor.

YOu'll need to learn how to market, negotiate and contract.

All the skills you'll need when you start buying properties yourself.

The sooner you move into the wholesaling arena, the better.

You're almost there. One class/coure about wholesaling and applying it in the real world is all that it takes.

Hi, you need to become very faimilar with the real estate laws in your state. Search, real estate license in _____(state), you should find what a real estate agent does, Pay close attention to the activities that require a license and then don't do those functions. It will be your responsibility to follow the law, don't take the word of the people who want you to find properties as they may be misinformed and it may not be their tail in a sling either! All of the above is good input. I'd also suggest you learn real estate outside the guru circles, buy a college real estate text book off ebay, read HUD sites and regulations. Going to appraisal sites will clue you into how to properly assess the value of real estate. Visit sites about home construction and repairs. The more you broaden your knowledge the better informed you'll be and you'll be in a position to spot the BS from fact or solid advice. If you want to be a real real estate professional, find one to immulate, like Herb, Mel or David Simon, goggle those names and see what you find! 4. Collect check when deal closes

Not sure about anyone else but do you really need a bird dog to locate property? You should be an expert at that and not need any help. Bird dogs can be valuable by locating buyers you might not be able to find yourself.

          1) Find investor buyers.
          2) Find a property that meets investor buyers criteria.
          3) Bring property and invest/buyer together.
          4) Collect a check.
          
          Real estate involves marketing.......finding buyers, sellers, funding, putting it all together to collect a check. It also involves contract law. It is very simple and basic in that respect. The part most forget is it is a people business just like all business. It involves selling skills......which....everyone has to varying degrees but few are masters of.
