So far all I've done are rehabs. Unfortunately here in Indiana things do not sell well. I can find some mind blowing buys, but the exit is where you make your money. I've only done 5-6 deals, but so far the results have been far from life changing. I currently have two homes priced $10K below their value and we're still not seeing any movement. They've got new windows, paint, carpet, and the works, but nothing. I don't know if it's our realtors or if the market is simply that bad right now.

I believe we've bought correctly, paid $20K for a home now listed for $55K, and $24K for a second home listed at $55K as well. Both well below their $65-70K value. Had the same misfortune with middle class homes. I'd pay $70K for a $100K home, yet end up making ends meat if that.

I believe real estate is my career of choice, but I'm in need of some success... Any suggestions for getting the ball rolling?

If you're seeing no action on a property priced " 10K below its value" , then I think you have miscalculated the value. If there is no action at the current listing price, then the correct value is something lower.

Are you getting showings? Are the houses a touch nicer and a touch cheaper than competitive listings? How do your prices compare to recent (<3 month) sales and properties currently under contract?

Paying $70K for a house worth $100K only works if there are no repairs needed, you hold it for a short time (<6 months), and get the full $100K for it. If you spend $10K on repairs, hold it for a year, and sell it for $95K, you're indeed going to be just about break even.

They are definitely below market, and no, we aren't getting any showings. We even have them listed thousands below their assessed values, which tend to run 10% below actual market value.

The $70K homes I was buying simply needed carpet and paint. 3-5 year old homes. Thing was I had to sell them too cheaply to move them within a reasonable amount of time. After expenses there's only been about $10K profit(before taxes) over about 3-4 months time. Middle class homes here are just too abundant. New construction has almost completely stopped in our state as a result.

In an attempt to stick to what interest me most, rehabs, I've moved down to cheaper homes. They potentially have the same profit and obviously they are limited in number. Builders aren't building more $60K homes so the market should be about the same in that price range even with the slowdown, or so I thought.

Renting just seems like too big of a headache, but maybe I'm wrong. I'm actually very interested in selling on contract to get things moving. I know you can sell for full market value in most cases, but my knowledge on how contracts work is very limited. I've looked for books, but nothing that I've come across focuses on the topic.

A 10K profit on a 100K fix-and-flip seems quite reasonable to me. The expectation would be 10-15% of the ARV as profit on a fix and flip. That assumes you use hard money to finance the deal, stay below 70% of ARV for purchase PLUS rehab costs, and hold it less than six months. If you're wanting to make a higher profit, you're going to need to more to more expensive houses or buy them at a lower percentage.

Wendy Patton has a couple of books that deal with Lease Options. William Bronchick has a course on owner financing, which includes lease options. Bronchick recently put on a course here called the SOLD system Salesmanship, Owner financing, Lease options, and something with a D that translated into staging. Don't know if he's translated that into a home study course yet or not. I do know that a rehabber I fund went to this course, put it into action on a condo he had rehabbed. He had had on the MLS for about six weeks without action. He did the marketing blitz, had an open house, and managed to get two offers and two lease option offers.

Feedback I've had from my mortgage broker and an agent I was talking to last week was that around here fix and flips work better for higher priced properties. 200K plus. Lower end properties work better as rentals.

unlimitedrealty, we have had a few short comings as well. It can be tough, but it sounds like you are getting some decent deals. Lower priced home can give you a lower profit amount and less hold time like Jon mentioned.

The Indy area, seems to be going ok, from several friends I have there in REI.

Southern Indiana seems to have pockets currently. From Terre Haute through Evansville.

Just curious, do you have your own crew doing the work, or are you contracting out? How long is the work taking? Maybe you can tighten up the the schedule and cut labor and holding costs...work smarter, not harder! If you are using contractors, remember they are taking 10-15% profit or more depending on the work, and an inefficient contractor will burn up lots of labor hours.

I live in Mc Corsdville, but invest in Indianapolis. Glad to hear your friends are doing well here, but it's been a tough year for myself. Even going through knuckleheads breaking windows, stealing copper, etc. Empty homes are just targets in even the better lower priced areas. I truly need an improved exit strategy. I also need to sit and find the best realtors whom specialize in these areas I guess. My realtor is a principal broker based in Carmel, high priced area, but was full of promise and even excitement when presented with the listings. My hope is to build up to a minimum of 10 homes for sale at all times. If I'm able to swing more than that I will.

Up to this point I've done most of the work, but you're right on time. At this point I'll be using contractors. However if I do have the success I've been working for I hope create full-time jobs. I do very good work myself however, so that's not preventing the homes from moving. I do agree with you however. Must be torture being an investor in Hawaii...

I have to agree with Wheatie's sentiment:

VALUE is what a buyer is willing to pay. If a buyer is NOT willing to pay what you are asking then it is priced too high -- period, end of story, no excuses, don't care what they sold for six-months ago.

Market economics sucks sometimes, but ignore it at your own peril! Perhaps it's time to cut the price, get them sold, and then reevaluate your plan?

Honestly, my intention is not to be harsh, but to possibly help you to prevent a long, drawn-out " money suck" .

It might be better to withdraw and live to fight another day?

Well if it isn't price then it must be the design/layout psychology you've used.

Have you tried an open house and listened to the comments?

Do a search for Jeanette Fisher's Doghouse to Dollars (google) and maybe you can perk up your homes to stand out from the rest.
