can I buy a property, pay someone else to do the improvments, and still turn a profit?
Absolutely! If you're talking about rehabbing and then reselling the property, all you need is to keep the cost of improvements down. If you're talking about rehabbing and then renting out the property, again, make sure the improvements will be bring in higher rents - enough to justify the expense.
Find a reputable contractor who can help you out or go alone. Either way, the key is to keep your costs down.

Getting the property for enough below the market is key.
Takes more searching but it is worth it.
I would rather look at 100 properties and not buy any of them, than to buy 1 that is an aligator.
