cross-border buying

In the upcoming months I am thinking about flying down to U.S from Canada to purchase a few properties. I have heard there is nothing stopping me except I cant stay longer then 6 months down there without citzenship.

My only question is paying taxes. I've never owned a property before but will I just pay housing tax to the county or will I have to pay a business tax to the U.S on my rental income?
