Starting a thread on my goal this month:

30 Listings in 30 Days

I got this idea after listening to a Napolean Hill audio-book, The Law of Success. I am applying the principals used in this book to my listings.

If any other agents / brokers out there would like to get on board, lets do this :cool:

Day #1:
- Prospected, got 6 leads for listings
- Ended the day with a voicemail from a home owner who is ready to sell. Set listing appointment for this week.
- Got a lead from a current listing that their neighbor will be selling soon, dropped off a letter to him. No word yet.

Day #2:
- Got a phone call from a woman who needs to sell ASAP, she is short sale approved. Listing tomorrow morning.
- Prospected

How are you going to adequately market the listings you get when you're going to need to spend the bulk of your time prospecting for more listings? Seems like those who actually do give you their listing won't be getting much more than an MLS listing for the first 30 days, at least...

Each one of my listings is properly marketed. My marketing plan includes an open house, broker open house, direct mail, syndicated internet advertisements to over 30 different web pages (REALTOR.com, Zillow.com, Trulia.com, etc, exposure in the Houston Chronicle, YouTube video walk through, as well as a Virtual Tour slide show.

I think it is great to set goals. Have you tried to sign up with some of the REO sellers out there like Fannie Mae or the larger banks? They also do advertising for you on their sites, and they have new properties all the time?

Clay - Thats a great idea! I would love to break into the REO business. I am going to look into it. I spoke with an REO broker last night via email about it, and he told me to attend the REO conventions.

Danny, this site has a good reference that you can start using to contact banks and submit your applications to list some of their properties. Do and good job and they may keep you busy.

I am mainly focusing on JUST SOLD prospecting in areas, and my SOI.

I just got another listing appointment down in Pearland with a guy selling a $200,000 house. The problem is this holiday weekend! I've got another appointment I'm trying to get to in Pasadena, and can't get there until after the weekend!

Danny sounds like you are newer to the busines. Residential REO listings have been tapped out for awhile.

That market has been flooded for years.The costs associated with REO have many brokers leaving the REO side and doing the short sale side only.

Because of recent government regulation on bank files and the ROBO Fiasco the volume of REO has declined and short sales have increased.

Short sale the bank is working with the owner.Foreclosure the banks are being scrutinized so they are happy to take the short sale route if possible.

Are you sending letters, postcards, emails, distributing flyers, making phone calls?

I am just wondering what kind of prospecting can have that fast response and action.

I was more successful generating buyers than sellers. I am happy to work with both but prefer working more with sellers to have more control over my time. Driving around, getting stuck in Houston traffic can waste a lot of time that I can use in a better way.

If you can share with me/us some more details of what you are doing, that will be great. I work in the west and southwest area, so we are not in the same market and I will not compete with you :wink:

I like the katy, Richmond, Sugarland area which big enough to keep me busy if i would like to work in that area

Joel - Thanks for the info! I got my license 2 months ago. Its been great so far!

Jimmy - I am doing it all! This month I've mailed letters, picked up the phone, knocked on doors, contacted my SOI, talking to neighbors, talking with builders, talking with my broker, talking with EVERYONE! You're right about buyer leads, they are easier to come by. I like working with sellers more so due to time limitations. I've got a pretty strong marketing plan, and once I get a prospect on the phone its hard for them to say no!

Got another listing lead! Out in Cypress, listing on Friday!

Danny consistency is the KEY.

Results and success are not based on only WHEN you want to do something.

It would be better for you to contact 1 person a day over a year then to contact 50 people go another month and contact 30 etc.

If you are consistent and have a sound business plan the results will follow.

What most potential clients want is not "dazzling" and "smoke and mirrors". They simply want someone with honesty and integrity that is competent in their profession and gets results from doing what they say they will do.

Getting the listing is not the hard part.Getting the seller to price realistically and getting to closing to get paid is the art form.

A potential client can tell right away when they ask a question if you look away or squirm and are evasive.Not every piece of business will come to you nor will you want it.

Each time you share I get more hope mixed with confusion :)

You mentioned that you focus on JUST SOLD prospecting and I would like to understand this one.

Then you said you mailed letters,made phone calls,SOI, builders,door knocking,etc.. it sounds like you are everywhere.

I know that CONSISTENCY is the key in this business and I am trying to put a system that i can follow to get sellers but I am not sure how I can do all of that in the same. You must be consistent somehow in what you are doing.

I was planning to jump into the expireds field and stick with it for a while until I came across your post that I am checking twice a day now for updates to see what other ways are working in our market.

As much as your post is inspiring as much as it is confusing for me. You said Day 1 prospected and got 6 leads, how? what kind of prospecting was that? If you don't mind fill up these blanks for me.

If I would start such a task it would be to take "30 salable listings in 30 days"

You can take listings all day long but if they are not priced right you will spend money marketing it and a bunch of time and no money coming in from closings.

So I would rather have 5 or 10 listings I know I can sale and service correctly then 20 with 10 angry clients screaming at me because they can't sell their overpriced property.

You take a listing that is priced well,market the crap out of it,and close it.Then you do it again.If you take overpriced junk or properties where the seller has no motivation it is taking time away from listings you could earn a check on.

I didn't get anywhere near 30 listings in 30 days, but I did get 5. I was happy with that. 30 listings in 30 days is a hard task. Its easier for me to find buyers in this market.
