Dealing with park manager before moving a mobile home?

Hello... I'm new to mobile home investing, just need some info. If I'm buying a MH in a park and want to move it to another park, do i need the park manager ok to move it out?? I would think that the PM would not like the fact that I'm moving homes out of there park and might try to make this difficult for me?? Any info on this would help.. Thanks!...:)

Collier, as others have stated, it's fine for you to move a home as long as long as there are no liens from the park on it.  Despite how some park managers act, the home is not the park's property and can be moved at the home owner's will.  The lot lease will remain in effect so it's best to move at the end of the lease.

I'd also recommend talking to the PM at the park the home is located and discussing your plan to move the home.  See if the PM can make you an offer that will make keeping the home where it is more attractive than moving.  It would probably make financial sense for the PM to offer free lot for a period of time.

It would be a good idea to inform the manager beforehand so that they can help you with moving any parked cars for access and also so they can confirm the lot is clean etc. I would think they would want to check on everything right when you move. And notice is legally required anyway, usually 30 days.

If everything is paid up I shouldn't think you'd have any problem, only cooperation.

He's not going to be happy about it, that's for sure.  No, you do not need his permission to move it.  However, you need to pay the lot rent for the months the home is in the park, in your possession, and you need to clean up the lot after the home is pulled out.  The previous owner may have paid a security deposit - ask for that.

Hello Lynn... Thanks for the input. I was thinking a long the same lines. I guess i just need to know is there a easy way to deal with PM's when I start moving MH's out of there park? Or, maybe they will not be as upset as i think they will be??

I don't know the laws in your state but I doubt very much you need his permission to move a MH  out of the park unless the owner of the park has a lien on it. -Like if there is rent due from you or the seller.
