I don't know of any grants available for real estate investments. The SBA has grants, which can be used by a business to buy real estate used by that business, but they exclude real estate investment property.
HUD has a Neighborhood Stabilization Program, in which it provides money to states, counties and cities for them to use for locally controlled programs. I asked a similar question as to who had ever used one, and got no responses to my post.

When you ask about using grants, do you have any that you are aware of?
We have done lots of research and have found a few grants for which we qualify. We are in the process of putting the packages together.
If you perform the research, you will find not only Federal, but also State and private grants. But lots of time and efforts will be put into the research process.

I wanted to expand on my post above. I have looked into grants and have found it to be maze of difficult to understand info. The USDA has a grant program and special financing program for rural areas (go to USDA web site for more info). Sometimes the grant is not called a grant but special tax or financing-low or 0%. Some are for special porposes-like the grant I have is specific to rebuild New Orleans after Katrina; it is called a Road Home Grant and there is a website for this grant. Others are for a specefic area of a city and funded locally by the city in question. Usually these have to do with rejuvenating a depressed area of town. Hope this helps.
Here is what we are finding:
1) We have found a few Federal Grants- have to be communtiy renewal. Also must be fall into low income criteria.
2) We found a State Grant- also community renewal. Does not have to be low income.
3) We have found a couple Private Grants.
All of the ones we have found, are for community renewal. Which we were told that you have to buy "distressed" properties, fix them up, and sell to "low" income buyer.
Now: What does distressed and low mean. It seems that each Grant will have its own definition.
I will try to keep everyone up on the process as we move along. I will tell everyone this, it is very time consuming. And extremely frustrating!
