Real estate commissions

I flip residential properties and have for 5 years. Now that the market is so much more competitive and profits are much smaller. I pay 2.5% to the selling agent when they sell my property.

Does anybody have a good way to attract buyers without the selling agent being involved??? Thank you for your ideas
