Has any investor out there completed a seller finance deal. No bank in first position either. A complete purchase with the seller carrying half or the full note. Can you give complete detail of the whole process from beginning to end. What issues came about? How much down did you do (if any down)? What was the closing cost like? etc.

A lot people talk about seller financing but i haven't seen one that shows the complete process and what to expect from down it with the seller.

Not commercial, but I have purchased a house with seller financing. It was a perfectly ordinary transaction. Less paperwork on the loan, but otherwise the same as any other transaction.

LOL, wait, I don't have a book.....ah man.....please read more here. Asking about the entire process is gigantic! When you can get it down to finding the deals, or processing the deals, or structuring the loans, or selling the notes, or setting up servicing for the loans and how to get them paid off ensuring that equity is established, ask away.

Yes, some sellers can finance the whole thing, residential as well as commercial, but let's keep it to residentila deals first. Study! Good luck.
