Hi all, does anyone know of a website where I can access current NOD, Foreclosure and Pre-Foreclosure listings? I have visited a few pay sites which data doesn't seem updated. Are there any FREE or cheap websites where the information is current?

Also, I in my local newspaper they produced a daily listings called "[b]" which gives the particular about the property in Pre-Foreclosure and the date of the upcoming auction. The judgement plus taxes for these properties in Pre-Foreclosure seems very high compared to the COMPs in the neighborhood.

Should I stay away from these?

Need my first deal...what can you suggest.

There are no "all in one" comprehensive pre-foreclosure, REO, and NOD lists. They are all scattered around in various places depending on where you live.

The foreclosures should be listed publicly. Many are listed on-line through your clerk of courts or county court-house.

The pre-foreclosures are probably on your MLS.

I'd have to say that I have seen some good results from pay sites in regards to the freshness of the material. If you don't care how fresh they are call your local title company and ask them for a list in the areas that interest you. If you need on I can sent a great one your way. They help you as they hope that you use them as your title insurance company for the transactions. It's a win win.
