I need a little help. I am searching for a preforeclosure listing service that will provide information on the loan, loan type, and amount outstanding. I am in Charlotte NC and I know there is a local source for this, but I wanted to see if there was a national provider of this level of information as well? Any guidance is appreciated!

Just FYI for those who deal locally. Loan officers usually take a ding in the wallet on commission structures for loan defaults, it is in their best interest as well as that of the bank to head these off before they happen.

I approached them and explained that I could refi them out or acuire or assume these as a solution. They can not give you a list of troubled loans, but they can and will tell the borrower about you as a way to get a deal done.

They can say.....Mr. Jones, I know of someone who may be able to help you in this matter. He has no relationship with our bank but is someone who has helped past customers, but I can't say if he can help you. It might be worth it to call him and see what he could do for you.

Most don't have a problem with that or something similar. They will generally call and say they were told by so and so that I might be able to help. There ya go!

Sell yourself to those in a position who know about troubles in the trenches and head it off before it becomes an issue, IMO.
