Acquire 1 fourplex or 2 duplex

Looking in Northern NJ for multifamily investment property. Been looking at 4 family units in walkable suburbs but inventory is limited. I was thinking of trying a different approach - looking for 2 duplex or 2-family houses with the net investment cost of being the same as one fourplex property. This does expand the inventory. Any opinions?
