Materials $35/sq. ft. For Basic Construction

I'm considering building a home , and never done it before. The local lumber yard told me to expect around $35/sq. ft. for a basic home on a crawl space with block. Is this consistent with other's experiences?
Wondering how to get anything built for under $100/sq. ft.
