I would say only get it if youre going to be buying/selling more than 5 properties per year. (others or your own). I do invest, and did get my license to help make it worthwhile for me when I buy or sell on my own, but in order to make up for the prices you have to pay associated around the license itself it's best to have a few other deals than just your own, and market yourself as both a realtor and investor.
Ive Read in several places that if you have your realtor license that you have to pay the 3.5 percent, or whatever your broker's fee is, on persona investment properties, is this true, or does it vary from state to state or company to company?

I like to save the buyer's or seller's side of my commissions on flips. I also got my mortgage officer's licence to get discounted loans. Every realtor's office is different in required fees. I only have to pay $500 on my own listings/sales. I'd hate to be trying to sell without the MLS. My 2 cents.
I have my real estate license. Best thing I ever did, 3% commission on a 800K property is a lot of money. I don't consider myself a successful sales person, only transaction I've done has been my own. If your goal is to do your own transaction, you can pay a realtor a small fee to fillout the paperwork.
get your licence even if you chose not use it the inforemation you will get will be worth the time and trouble
But is there any legal liablility if you are the owner and realtor.
Did I hear Disclose? That is for sure. If you are thinking about getting a license then do so. It is worth it. besides if you can't buy the home then list it. You are the person that paid for the marketing that got you that appointment to see the seller.
