Do you guys only do business with one realtor or do you do business with multiple realtors? As of January 1st we have bought 6 houses from the same realtor, but there's a guy in town that has over 100 homes and everyone says he prostitutes through realtors but he's successful and he has realtors always looking for houses for him.

I believe the investment strategy you employ makes a big difference on teh answer to this question.

Example, in the REO world, you MUST deal with many agents/brokers. That being said, you also "take care" of them on deals by allowing them to double dip commissions, etc. All the REO brokers I have under my belt know I use several, they also know it is part of the business. When they don't have any properties fitting my criteria, they certainly can noy expect me to just sit around and wait until they do!

The problem with using one realtor exclusively is that you would probably miss the hot deal that gets sold before it gets on MLS

The realtor probably has nothing to do with why he is successful. He is successful because he probably makes tons of offers. Maybe that's why he has gone through so many realtors. Maybe it takes tons of his offers to get accepted. I wouldn't suggest going through tons of realtors. I'm not saying this because I'm a realtor because I'm not. I just think its a bad idea. If yu have one good agent that is working and will stick with you then just go with it. Its a silly idea to switch from realtor to realtor . All realtor get the same deals.

Tough question to answer only because I am a Realtor. I love those clients to stick with me and I work hard for them, even if it takes a number of offers. I do not believe all realtors get the same deals. Some Realtors simply cannot keep the deal together or have an approach that gets them different deals.

On the flip side, for an investor, having a number of realtors bringing you info on different properties can provide a different view of the same investment or maybe more intimate info on the property you want.

I am a investor and a broker. I do not have a problem with my investor clients having other agents offer them deals.

There is no reason to believe that I will run into all the deals out there so I have no problem with an investor using bird-dogs or agents or anyone else.

After all, generally only half of the properties for sale are on the MLS and that leaves a lot of property I may not know about.

As a broker I even have other agents presenting me with possible deals and I'm happy to pay their fee to find a deal I didn't know about.that fits my criteria.

I do have a problem with those investors that are basically freeloaders and am quick to show them the door, no reason to waste my time and money on those idiots.

Maybe they think my office overhead has no cost attached to it and I don't have anything else to do anyway so I should enjoy their company while I do their bidding. Thank goodness there aren't to many of those.

And if they are a big spenders and I get lucky I might be able to get minimum wage out of it, yah, that ought to cover my overhead, next!!!.

This question is always a catch-22! As a Investor/Agent who works almost exclusively with other Investors, I find personally that a loyalty factor must be established. I want to know exactly what you want, need. What strategies you prefer to use, etc, the list goes on. Once I have that profile then I can tap into many resources available to me to find that property, run the numbers, perform my diue diligence, so you know exactly,what your buying, where your buying and who your buying from first, before the offer. If your not an Investor but rather a speculator just making offers everywhere, then I'm not your guy. My success is based upon your success. I know Sales is a numbers game and that there is a lot of competition out there but just making offers for the sake of making offers in my opinion is stupid and dangerous. Far too many Investors I meet have no defined criteria for what they are really looking for other than a general description which does me no good at all. My conclusion is: (for Investors only), Find that one Agent, who you can work with and trust to help you achieve your Financial Goals. If you think that you might lose that one big deal out there! Understand, great deals aren't found! They are negotiated based upon sound principles, compromise and a win-win attitude.

Sorry but I would not agree - listing agents know about their own listings before they hit the MLS, and before any other realtors know about them. They may know about them even weeks or months before, as sellers contact them for advice or comps before actually listing.

If you have a relationship with a realtor and they know you will make an offer that you will be able to close on without any drama or frustration to them and their clients, you may well get a crack at that property before any other realtors are aware that it will be listed.

Listing agents are also privy to a lot of information about the property and/or the seller which will not be in the listing itself.

On the realtor's end, they may not get the same deal either. They can deal with a stream of unknown sellers, or deal with you where they may know they'll get some bonuses perhaps in the process.
