Getting Started with Assignment of Contracts

I have tried making these type of offers in the past with listed properties that are either a pre-foreclosure, short sale or bank owned with no luck. I have heard so much about this at Real Estate Seminars and from Investors but still do not fully understand what the process is from start to finish. I understand the offer and the contract and the research needed as I am a Realtor, but exactly how do you find investors that would be interested in buying the property and paying you the contract fee?...How does it go successfully to closing where I can receive my fee?...Any and all information and help will be much appreciated...
