not getting good comps

Hi All,
Any help would be appreciated. I get very detailed CMAs from my realtor, but not many good fixed up comps lately. I cannot get a appraisal for each SF I put an offer on, so other than a subject to appraisal, it it possible to get a relationship with an appraiser to do a verbal?
