How did he find it!!!

This is very puzzling for me :roll : help me please if you could... thank you
A house the owner died, no wife, no children. His family did a Estate sale, no ad in the paper,CL or anywhere else,that same day an agent from a 10 miles away WAS WALKING BY and solicit his service and got it listed. No they dont know him and never met him before.how did he find it so quick, so fast? Death notices?... 
Is there anyway of finding homeowners who are prepairing to sell other than thru RE agent?
Plz give some suggegtions

I'm sorry, Wes, I didn't clarify, but I was referring to the original post.

Now Wes in reference to your post, I have heard a similar story before.  I originally chalked it up to RE investor urban legends, but you are saying you actually personally know a guy that did that?

Nope.

Remember, it wasn't the Realtor who initiated this
it was my friend (who reminds me alot of you Ryan).

He's in construction, and has a sixth sense. He can
glance at a building and say, "the roof is bad".

He just "knew" that that house was going to be his.
Don't ask how.

I would think that the realtor was probably working the obituaries.  Possibly probate notices depending on how long ago the person died.  Or it could have just been coincidence.  I would still lean towards the obits.

I guess the moral of the story is to make offers on anything of interest, you never know when someone might actually want to sell.

Perhaps... gfw, but they were doing it themselfs. is Estate sale a good way to find an impending sale? maybe he WAS driving around and inquired. however, I will see it tomorrow. he is asking 309k and cma's suggest in the high 300

Short Story:

A buddy of mine wanted to buy a new house for his family to
live in. He was driving around looking, and saw a house that
immediately struck him. "There's my house" he said to himself.

He called his broker and said to her, go to such and such a
house and make this offer. "But it's not listed for sale" she complained.

"You'll do it if you want to remain my broker", he said.

She went to the door and knocked. A man answered and she said
her spiel. He looked at her in amazement and said that 
[i]just that morning at breakfast he and his wife discussed selling
their house.[/i]

She told him the offer. It was exactly what the couple wanted. She
went back to her office, finalyzed the deal, and in due time my
friend moved in.

Based on the info you supplied I would think he found out because of the estate sale.  If they did an estate sale, they would have to advertise it somewhere.  The agent may have a relationship with a company that does estate sales.
