How much for management and agent if the same group?

Hello everyone.

I'm looking into multifamily unit investing. I currently have a friend and his group that will manage my property. They take 1/2 months rent + 5%/ month. Turns out to approx 9 % or so monthly. Now, one of the employees (also a friend) will act as my purchasing agent. If so, should I negotiate a deal for lower management fees/month? What is typically standard in this situation? Thank you all for the replies. Looking forward to the future. Cheers. Also, I did post this in another sub forum- but it does appear more appropriate here. thanks again.
