closing costs

do you normally pay the closing costs when you are buying a property? My agent is against trying to write the offer where the seller pays the closing costs.

Since i can get only 2% concessions on investment properties, i think not paying the closing costs would be beneficial for me.

anyone else tried to get the seller to pay closing costs?
