Hello everyone. Currently I do not have text because I felt there was no need. As of latley I keep receiving many text with no messages do to me not having a plan. I have several internet adds offering my services and a property I am whole selling. My question for my bigger pockets family is, do people do business often threw text messaging?

Real Estate Investor

Maybe not often, but sometimes it is more efficient to send a text. I often text my realtor or tenants with a quick update on something rather than calling. I generally won't text anyone unless they have texted me though, simply because some people don't have it, or some people don't have a plan for it.

Sorry, guess I didn't really answer your question. I wouldn't say it is something that you need to have, but it never hurts to have one more way for people to reach you does it?

Thanks for the responds Marc, see I agree. I keep getting text , but no messages of course. It does show the name of the person texting. This I do not understand because they are not in my phone book?

If you don't have a text plan, you're probably still getting the texts and paying $0.20 or some such each. Check with your carrier. Perhaps they have them blocked if you don't have a plan, though I think its more likely they're charging you.

I don't routinely use text for business, but do once in a while.

Thanks Jon, I will do that.

I used to get texts that cost a fortune, so I shut it down and set it so I couldn't get any. Since getting my iPhone I've had text messaging and rarely use it, except when my friends are looking to bug me, lol. I have never used it for business that I know of.

I've got the Internet plan and set up my Mobile E-mail to give me e-mail alerts. I can respond to an e-mail just as quick as send a text. By having Internet it allows me the best of both worlds at one cost.

Thanks Joshua, see I never thought their was a need either. I just do not understand why I am getting all these bogus text from people I do not know. So I assumed they may be from potential clients. I think I will save my money and not buy a plan.

LeJon,

Text is becoming a common form of communication and more common with the younger crowds. I use text to communicate with some tenants and clients but only after a relationship is established and one of us mentions texting.

With that said I dont think you are missing any business opportunities because any serious potential customer will probably not text an add as a first means of communication. If they are serious they would call unless you mention in the add to text as some people do (I know you didn't).

But I wouldn't be suprised if someone texts me about one of my rentals on craigslist. Are you putting Call # or just the phone #? That might cause some people to text the number.

But a texting plan should be cheap. Maybe you should look into it. If it helps you close one deal then it would pay for itself 50 times over.

Thanks for the responds, I think that may be the issue. I have a property I am whole selling on craigslist. I just do not see why they would not just call, lol? I will get a small text messaging plan and I will see what happens. I will let everyone know what happens. Great idea, thanks.

I don't really like texting either. The only time I do it is to respond to someone who texted me.

I never get any business text. What I get is lots of dumbo idiocy from what must be junior high school kids that can't figure out how to dial a phone.

I learn who is cute and who just pushed Sara into her locker.

Occassionally, I hear from some dumb schmuck who was given a false phone number at the bar last night. Sorry guy, she didn't like you.

Personally I only use it with my son, and wife and a few other friends. But with that said. I know two people that use it for TEXTING FRBO and FSBO. They claim to get calls back. I guess it is something small like. Hi, I am texting you about the home on craigslist. Please Call back at 123-123-1234

Oh, the gurus selling courses and seminars like to spam you with text messages. And their phone numbers will certainly not be in your address book unless you are already in contact with them.

Well I have had texting for a few days and no one has text me in regards to business. One good thing came of it, my fiance enjoys texting me, lol.

Hi, as Gamal pointed out, it's an age thing. Yes, the girls (Ooops, ladies) who know me in another world as a single guy, text me at times, and I might fool with it for a reply, but it costs me ever time I get one of those pesty things. Who is your target market? If they are younger (don't know why the would be in real estate) maybe you could use it. OTHO, if you ever do get my cell number, I'm not going to text you and probably won't even accept it, if people have my cell number, they can call me.

Real Estate Investor · Amarillo, Texas

About half of my tenants text me regarding problems anything related to my rentals, just little notes and such, and I do the same, most of which are younger. I contact with several of the wholesalers in my area via text, just talked with one today awhile by text. often get text from other wholesalers or small new wholesalers i might not know on a first name basis but with info about properties they currently have, really alot better than email in my eyes cause your going to get it immediately, my iphone only updates my emails on the hour, text are instant.
personally i sent/recieved over 5000 text last month.

Bill I agree texting is a waste of time, it increases the odds of me getting carpal tunnel. My targeted market is real estate investors along with finding sellers in need of my services. My recreational time is face book, a free site.

Well I finally had a buyer text me today about a house. We are meeting Monday, the buyer is highly motivated and says he has tried to contact me via email several times (Not sure when, lol). This evening I communicated with another investor motivated to motivated buy another property I have. So I guess I can say that my texting plan is turning out to pay off after all.

Cant assume people to all of a sudden know you now have texting, therefor i see why no one would of contacted you at this point. Once you do start comunication through text, it becomes very nice. Text can often be recieved/read/replied to even when I cant answer the phone, cant think of the last time ive gone a full day without one real estate related text.. I need a plumbers number, text my friend, wholesale deal came up, get a text, tenant needs something, they all text and i love it.
