Arbitration clause in lease?

Does anyone use a clause like this in their lease where tenant agrees to go to arbitration rather than court (with some exceptions like an eviction where it must be done in court)?

The apartment complex I used to live in (in Queens) uses a lease that has an arbitration agreement.
