Selling While In A Lease

Last summer I rehabbed a house and finished later than expected. I listed 2 months late and missed majority of the buyers. I leased it out for a 12mo. lease on Aug 2011 - Aug 2012. The main reason I leased to these people was because they wanted to buy, but did not have established credit.

I'm trying to get out ASAP. I'd like to list it (prime sales time) around April - May.

Here are my questions:

1. My lease is written that says I can place a lockbox on property / show property 30 days befor lease expires. That would put me listing July 1st. I'd need to be a few months before that. Is there a way to do this sooner?

2. If I do sell to another buyer before the lease is up, what happens?

I'm thinking about giving them a free months rent to let me list early / agree to move out early IF they do not want to buy / can't buy. I will allow them the first option to purchase from me directly (win/win for both).
