Insurance value question

I just shopped around for a better price on insurance and I was confronted with a decision I could not answer. My current landlord policy and umbrella insure my rentals and home I live in at “replacement value.” Another insurance company said they use “cash value.” The cash value was cheaper. What do you all use and why?
