Do you raise rents annually?
Just wondering if you landlords out there institute automatic annual rent-increases. I give myself the option in the lease, but do not typically. Good tenants are hard to find and I don't usually tock the boat. You?

I don't, I prefer to keep my units full so I can keep moving forward with new purchases and devote my time and resources to those. I have a couple of full time guys that do my rehabs and when we have a unit go vacant they get that ready to rent but usually they're working on my new properties. If people pay their rent on time I'd rather keep the rent the same and keep them in there and happy.
