Hello, Im a "new investor" meaning i havent done any deals before but as soon as i get out of the sand box im going to make my first move. I have been reading and learning now for much of 5 months and think im ready to jump in!

Actions speaks louder than words. That is good you are committed. Now you need to take action. What are your goals? What about a game plan? What investment vehicle are you gear towards?

I should be home before the end of the month from Iraq and my lease is over in December. That gives me 2 whole months to find my first deal because i plan on living in my first investment until I come back out here again 8-12 months after i get back. Im trying to think about my first move right now... more than the bigger picture. I really cant help from wanting to dabble in a little in wholesales though. I have been investigating about 25 possible properties, half of those are REO's. From my computer in Iraq iv been looking through tax records and getting as many comps together as i can. My plan is when i get back to submit really low ball offers on all of those properties and hopefully at least one will counter and we'll play from there. But if not i will do a little marketing, (Bandit signs, run an ad in the newspapers for a couple of weeks, and maybe even through mail) I haven't really decided on exactly how to do my marketing yet.
I have found quite a few investors in my area...7 small real estate companies through tax records alone! Just off of houses that i was looking at and decided to do a little more research. Iv looked all those people up and have numbers and emails for all of them. Maybe that will help me with my wholesaling if i do any of that.
Also another big priority for me is to set up my "team" I know of a few real estate attorneys, i need to look up and find a good title company that deals with investors, and i still need to find, contact and set up relations with inspectors, a good realtor, and some kind of financing.
If there is anything left that maybe i have left out...mind throwing some ideas out there?
